Winter Home Inspection


The winter months are an ideal time for homeowners to complete a detailed home inspection focused on safety and maintenance.  This is the time of year when it is optimal to identify problems such as:

  • ICE DAMMING
  • CONDENSATION
  • UNEVEN SNOW MELT
  • DOWN SPOUT EXTENSIONS

ICE DAMMING
Look for ice build up on the eaves extending its way up under the shingles.  A contributing factor may be poor ventilation in the attic.  The repair may be as simple as adding roof vents but failure to act in a timely manner can be costly.

CONDENSATION
Condensation on windows is commonly caused by a lack of ventilation.  Installation of appropriate exhaust fans in the kitchen and bath will limit this issue.  Should no exhaust fans exist, opening the occasional window during cooking or after running the bath will assist in eliminating these conditions.

UNEVEN SNOW MELT
Search for any patchy areas, or zones of the roof melting at a more rapid rate. This is often caused by uneven insulation in the attic. The problem is simple to correct plus it will save significant heating costs due to heat escaping through the roof.

DOWNSPOUT EXTENSIONS
Downspouts often drain onto walkways and driveways and can result in a serious slip hazard if frozen.  Downspout relocation is not a major expense, but can prevent a serious injury, and eliminate legal liability.
